Why siding fails on the shoreline

Most siding failures we open up were not material failures. They were installation failures: housewrap lapped the wrong way, no kick-out flashing where a roof meets a wall, electro-galvanized nails that rusted through in the salt air. The siding looked fine for a few years while water worked on the sheathing behind it.

That is why we quote siding as an assembly. Tear-off, sheathing inspection, housewrap, flashing at every penetration, then the siding itself, vinyl or cedar, fastened with hardware that will outlast the panels.

Two materials we stand behind

Vinyl siding

Heavy-gauge panels (.044 and up) in clapboard, dutch lap, and board-and-batten profiles. The practical choice: color through the material, no repainting, and a wash-down once a year is the whole maintenance plan.

Cedar shake & shingle

The traditional shoreline wall: white cedar weathering to silver-gray, or red cedar under stain. Stainless fasteners and ventilation behind every course, because cedar needs to breathe to last.

What goes underneath, on every job

  • Sheathing inspection after tear-off, with rot repair priced per sheet in the contract — not sprung on you mid-job
  • Drainable housewrap, taped seams, lapped shingle-style so water sheds out, not in
  • Flashing at windows, doors, deck ledgers, and roof-to-wall lines, including kick-out flashing
  • Stainless or hot-dipped galvanized fasteners rated for coastal use
  • PVC or cellular trim at corners and openings where wood trim would rot first
