Keeping Niantic’s bay-front homes weathertight
Niantic’s village sits right on the bay, from Main Street and the boardwalk to Crescent Beach, and the onshore wind is constant. Homes here need a shorter maintenance cycle on siding, caulk, and gutters than inland houses, and we plan for that.
Living with the wind off Niantic Bay
Niantic’s village sits directly on the bay — Main Street a block from the water, the boardwalk running the beachfront, Crescent Beach and Black Point just east. The onshore breeze that makes the boardwalk pleasant in July works on the houses every day of the year, carrying salt that dulls finishes, loosens caulk joints, and finds every unsealed cut end of siding.
None of that is a reason not to live here. It just means bay-front homes run on a shorter maintenance clock than inland ones, and the owners who accept that spend far less over a decade than the ones who wait for visible failure.

The maintenance-cycle approach
For bay-front owners we recommend a standing spring visit: wash the salt film off the siding, re-seat anything the winter loosened, touch up caulk before summer sun opens the joints further. An hour or two of prevention a year, instead of a wall rebuild in year eight.
